Gateway Commons Master Plan: What Fort Myers’ Newest Community Park Means for Gateway Home Values

If you live in Gateway, you have probably heard about the plans for Gateway Commons. But there is a big difference between hearing that something is coming and understanding what it could actually mean for the community.

I recently spoke with Kerry Runyon with Gateway Parks and Recreation about the existing Gateway Commons pool and the plans for the property surrounding it. After 20 years of living in and selling homes in Gateway, I believe this is one of the most significant amenity investments the community has seen in years.

For current homeowners, prospective buyers, and anyone considering selling a Gateway property, the project is worth watching closely.

The Gateway Commons master plan is designed to turn an existing pool property into a much more complete community destination, bringing recreation, gathering spaces, family amenities, trails and event areas together in one central location.

Here is what the project includes, where it stands, and why it could matter when it comes to Gateway real estate.

Gateway Commons Is Becoming More Than a Pool

Gateway Commons is the approximately 15-acre District-owned property at 11301 Gateway Boulevard in Fort Myers, where the existing Commons Pool is located.

The Gateway Services District Board of Supervisors brought in Tetra Tech and Hole Montes to develop an updated master site plan for the property.

The vision is bigger than simply adding a few recreational features.

Gateway already has many of the amenities that make the community attractive, including trails, neighborhood pools, the golf club and soccer facilities. What has been missing is a central gathering place designed to serve residents throughout the community.

Gateway Commons is intended to fill that role.

Rather than functioning primarily as a pool facility, the property is being planned as a community park where residents can exercise, bring their families, meet neighbors, participate in activities and attend community events.

That distinction matters because lifestyle amenities can play an important role in how buyers perceive an established community.

What Is Planned for Gateway Commons?

The master plan brings together several different types of recreational and community spaces.

The sports area includes 12 pickleball courts, two padel courts, four bocce courts and a basketball court. An asphalt walking trail is planned to loop around the park, while a trailhead center with restrooms is intended to connect the property to Gateway's existing trail network.

For families, the plan includes a new splash pad and playground alongside the existing Commons Pool. A dog park is also part of the proposed community amenities.

The eastern portion of the property is designed around gathering and event space. Plans call for a band shell overlooking the lake, an overlook dock, an event lawn, family lawn and open lawn areas. Three community pavilions and flexible programming space are also included.

There is even a dedicated area planned for food trucks, along with event parking.

The result is a park designed for more than one type of resident.

Someone might use the courts in the morning, a family might spend an afternoon at the playground or splash pad, and residents could return in the evening for a community event or live music.

That variety is one of the most interesting parts of the plan.

How the Gateway Commons Layout Could Change Daily Life

The proposed layout separates the different uses while keeping them connected.

The active sports courts are planned toward the northeast portion of the property near the trailhead. The pool, playground and splash pad make up the central family-oriented area. On the eastern side, the event lawn and band shell are positioned to take advantage of the lake setting.

This creates something Gateway has not had in quite this form: a central destination where different generations can use the same property for completely different reasons.

For residents, that could make the community feel even more connected.

For buyers, it adds another answer to one of the most important questions in real estate:

What is there to do when you live here?

That question is becoming increasingly important as buyers evaluate not just the house itself, but the lifestyle surrounding it.

Where Does the Gateway Commons Project Stand?

The Gateway Commons project is being developed in phases.

The District Administration Building is moving forward as an early component of the overall project, with the engineer's probable cost estimate at approximately $5 million at 100 percent design.

The next phase involves major park-site work, including the entrance road, parking, drainage and stormwater improvements. The Administration Building and site work were bid together as part of the District's effort to improve project efficiency.

The current scope also includes sports courts, trails, playground improvements and restrooms.

Not every feature shown in the full master plan is necessarily being constructed at the same time. Additional amenities are expected to be solicited at a later date, subject to future Board approval.

The District has targeted the third quarter of 2026 for completion of the current phase.

Because construction schedules, approvals and project scopes can change, homeowners should rely on updates from the Gateway Services District when evaluating the latest timeline.

Could Gateway Commons Affect Home Values?

This is the question many homeowners are really asking.

Will a new community park automatically make every home in Gateway worth more?

No responsible real estate professional should promise that.

Home values are influenced by many factors, including supply and demand, interest rates, the condition and location of an individual property, neighborhood competition, pricing strategy and the broader Southwest Florida market.

However, high-quality community amenities can strengthen a neighborhood's overall appeal, and Gateway Commons gives buyers another lifestyle feature to consider.

That can be particularly meaningful in a community competing with newer developments.

Buyers comparing established Gateway with newer communities in Estero, Babcock Ranch and other parts of Southwest Florida may be looking closely at amenities. Newer communities often promote their amenity centers, pools, recreation areas and gathering spaces as part of the lifestyle they offer.

Gateway has something different.

It is an established community with mature landscaping, an extensive trail network, existing recreational facilities and convenient access to major destinations.

Gateway Commons adds another layer to that story.

Location Within Gateway May Matter

Not every Gateway home will benefit from the new park in exactly the same way.

As with many neighborhood amenities, proximity can matter.

A home that is within easy walking or biking distance of Gateway Commons may have a particularly compelling lifestyle story compared with a property farther away.

Imagine two otherwise similar homes. One offers easy access to the park, trails, pickleball courts, playground and community events. The other requires a longer drive.

For the right buyer, that difference can influence which property feels like the better fit.

That does not mean a home near Gateway Commons should automatically receive a specific price premium. Instead, it means proximity becomes another feature that should be considered when positioning and marketing the property.

For sellers, that is important.

The park should not simply be mentioned as a line in a listing description. It should be incorporated into the broader story of how the property fits the buyer's lifestyle.

Why the Pickleball Courts Are Worth Paying Attention To

The planned 12 pickleball courts are one of the most notable components of Gateway Commons.

Pickleball has become a major recreational activity for a wide range of ages, and dedicated courts can be an attractive amenity for buyers who want an active lifestyle close to home.

The community also has the benefit of being established rather than newly built.

Mature trees, existing neighborhoods and years of community development can provide a different experience from purchasing in a brand-new subdivision.

Gateway Commons adds another piece to that established lifestyle.

Should Gateway Homeowners Sell Now or Wait?

This is where the conversation gets more personal.

If you own a Gateway home and are thinking about selling, you may wonder whether you should wait until Gateway Commons is fully completed.

There is no universal answer.

Real estate markets do not necessarily wait for a ribbon-cutting ceremony before buyers start considering a future amenity. Once buyers become aware of a significant project, expectations can become part of the conversation.

That means a homeowner does not necessarily need to wait until every element of the park is complete before incorporating it into a marketing strategy.

At the same time, the existence of a new park does not mean every property should be priced higher.

The condition of the home, its neighborhood, lot, upgrades, floor plan and current competition still matter.

The opportunity is in positioning the property correctly, not simply waiting for a project to finish.

For a home located close to Gateway Commons, the upcoming park may become an important part of the property's lifestyle story. For another property, other features may matter more.

That is why a neighborhood-specific pricing strategy is more useful than relying on a broad assumption about the impact of the park.

A home purchase in Gateway is also a decision about the community you will live in every day.

Do you want access to recreational courts? Are playgrounds or splash pads important? Would you use community event space? Do you enjoy walking or biking? Would being close to a dog park make a difference?

The right Gateway home is not necessarily the one with the longest list of features.
